"You were an excellent listener"
"Words cannot easily express our appreciation for you and all you have done for us. From start to finish in this process of buying, selling and moving you have been wonderful. We would like to thank you for instilling a confidence in us that this move would be done and done right, based on your years of experience in this business. Having you as our realtor for both buying and selling was such an advantage. You were an excellent listener, and always got back to us in a very timely manner. Your professionalism, customer service and great attitude mean so much. In the midst of a stressful process, you were always there with a sincere word of encouragement. It is so refeshing to see someone nowadays who truly goes the extra mile and who really cares. Your empathy and interest in your clients and their lives is a great asset. Your flexibility and patience with all the questions show your dedication. Your accommodation of schedules and spending so much time with us showing us homes in the beginning was truly valuable. It was comforting to know someone really knew what were were looking for and was helping us find it, even if we changed our mind too many times. While we are extremely pleased that this stressful process is soon coming to an end, we are saddened by the fact that this means we will not be talking to you on a regular basis. Tom, you have been the best part about this arduous moving process. Your honesty and integrity deserve the highest praise. You are a person that can certainly be trusted with facilitating this at times difficult and complicated process. We recommend you highly as a realtor and as a person. Please pass this on to anyone."

Making An Offer >Good Faith Deposits
After many months of searching, you have found your ideal house. You are a little older and a little wiser now, so you want to give the impression that you are serious without appearing to be too eager. What should you do? In the marketplace, "money talks."
There is no absolute rule about how much "good-faith" deposit you should put down--but it is a tool to make your point with the seller. The typical $1,000 will hold many homes for you, except in larger-home markets where it may be critical for you to show that you are an especially serious and able buyer. You don't want to make a deposit that is too large in case there is a problem getting your money back, but if your offer is substantially below the asking price, a larger deposit--$5,000 or $10,000--might influence the seller.
If you make a low deposit with your offer, be sure to provide for an increased deposit when the offer is accepted or upon removal of the contingencies.
